What is a pay app?

A pay application (pay app) is the formal request for payment a builder sends an owner, general contractor or lender as work progresses. It lists every line of the schedule of values, how much of each is complete, materials stored on site, retainage held back, and what has already been paid — so the payer can see exactly what the current payment covers.

Does BuilderPad create AIA G702/G703-style pay apps?

Yes. BuilderPad ships with ready-to-use default templates, including the familiar two-part G702/G703 layout — the summary application and the line-by-line continuation sheet. Pick one and your first pay app is ready to go.

Can I build my own pay app format?

Yes. The pay app builder lets you start from a default template or a blank page, then add, remove, rename and reorder columns, add your logo, notes and signature lines, and save the result as your own template. Build one for a GC's required form or a lender's draw request once, and reuse it on every job.

How is retainage handled?

Retainage is calculated for you on work completed and materials stored, carried forward from one application to the next, and shown on both the summary and the continuation sheet. When the job closes out, retainage can be released on a final pay app.

What happens to change orders?

Signed change orders roll into the schedule of values automatically, so the contract sum to date is always current. No re-typing and no forgotten COs.

Can I bill for materials stored on site?

Yes. Stored materials are tracked in their own column, included in the total completed and stored to date, and moved into work completed as they are installed.

How do owners and lenders receive and pay it?

Export a PDF, send it for e-signature, or share it through the client portal. Owners can pay online by ACH or card, and payments sync to QuickBooks.
